❋ STEP 1 -TURBINE ACQUISITION/GENERATORS 

Power Properties actively monitors distressed energy markets nationwide — FERC filings, ISO/RTO interconnection queue withdrawals, bankruptcy courts, and state PUC records — to identify cancelled or stranded gas turbine projects before they reach the open market.

When a project fails, its turbines become available — often at significant discounts to new-equipment pricing. Power Properties acquires these assets, creating a cost basis that competitors paying full market rate cannot match.

❋ Step 2- SITE SELECTION & ENERGY UNDERWRITING

TRL begins every site with an energy-first underwriting process. Before land is acquired, we confirm:

•        Natural gas pipeline access and capacity for turbine fuel supply

•        Water rights availability for cooling systems (TRL-controlled where possible)

•        Site suitability for turbine footprint, setbacks, and stack height

•        Proximity to fiber, road, and transmission infrastructure for tenant needs

❋ STEP 3 — BTM PLANT DESIGN, PERMITTING & CONSTRUCTION 

Our engineering and permitting process is designed for speed. Gas turbine BTM plants operate under different regulatory frameworks than utility-scale generation — in most states, on-site generation below interconnection thresholds moves significantly faster through permitting.

TRL pre-positions permits, environmental reviews, and fuel agreements during the site development phase — eliminating the bottlenecks that delay competitors. Turbines are deployed in modular phases aligned to the data center tenant's capacity ramp. Initial power can be delivered as the first building shell completes — rather than waiting for the entire campus to be built.

❋ STEP 4 LONG-TERM OPERATIONS & REVENUE

Completed BTM plants generate revenue through long-duration power purchase agreements (PPAs) or direct lease structures with data center tenants. TRL retains the power infrastructure as a long-term income-producing asset — creating compounding value across the platform.
